I recently spoke to a few people who wanted to get involved in wholesaling properties. Wholesaling properties is a great niche to be in because if you can find the right leads you will have no problems selling your properties and selling them fast. But before you can sell them fast you need to have a buyers list. A buyers list is one of the most important parts of a wholesalers business. When you are wholesaling properties you want to be able to flip them as fast as possible, and with a strong buyers list organized the right way this process becomes a whole lot easier.

What are some sources for buyers?

Your local real estate investment club is a great resource for buyers. If you are an investor it is absolutely critical that you know the investors in your area and have contact with them. When you meet them find out what part of investing they focus on and take note. Certain investors at your local clubs may not be interested in buying properties from other investors because it is not their particular concentration. But those that are looking for those types of deals are great. You know they are investors so your real estate investment clubs should be your first source for creating your buyers list.

Another source for potential buyers is from signs and classifieds. When you see any advertisement that says “We Buy Houses” or any other advertisement that is clearly from an investor, write down the number. When you get home call the number and just start talking to the investor. Find out what sort of properties they are interested in. Take notes on each conversation that you have and keep meticulous records

One of the best sources for a buyers list is your local section 8 office. Call your local office or visit them and get a list of the local landlords in your area. This will give you a large list of people who are active in real estate investing and are potential buyers. Again, once you have the list contact each investor and talk to them and try and get a feel for what types of properties they are looking for. On a side note, you may also be able to find a burnt out landlord that would be willing to sell you their rental property or properties at a discount. So not only can this step help create a buyers list but you may also generate a few good leads from this easy step.

Remember when you are collecting all these names to take lots of notes. Get each persons contact information and as much other information as you can. One critical piece of info is the email address. When you have a property and you have 100 emails of potential buyers, all you have to do is send out one email and you have reached 100 potential buyers in literally seconds. Regardless of the strategy I am going over next, this is a very powerful way to flip your properties very quickly.

So now you have a buyers list, what next?

The next step that I recommend is to sort your buyers list. The reason you do this is to take away a lot of the hassles you might face. If you have your list separated into an A, B, C, and D list; you will find wholesaling a lot easier. You're A list may be those that can bring cash to the table within a week. Your B list may be those that have pre-qualified for a specific loan amount. Your C list may be those who have not pre-qualified but you believe could be able to get the financing in a month's time. Then your D list may be those who you have no reason to contact because you don't believe they will be able to get the money from anywhere.

However you divide your list up, this process will help out because you simply progress down your list. Start with your A list then your B list and so on down the line until you have a buyer and the property is sold.

I have also found it helpful to have a website where you can put pictures and descriptions of your properties. They see your offer and nothing else. They are totally focused on what you have presented to them. You tell them that this offer has a special price and they will have to act fast or pay more later.

Out of all the people who open your email, how many do you think are going to see this offer? 100% right? Of course. There isn't anything else to see. You have just raised your profit potential by a huge margin.

Can you see how you are losing money by only having your website and not having a list? It's pretty obvious isn't it? So, we're all in agreement, you do need a list.

How do you get this list?

First I want to tell you what you don't do. You don't go out and buy a safe list from some email address collector. These people don't want your email and you will be reported for spamming. You will have to build your list from people who are interested in your business.

Ask yourself this... who is interested in what you have to offer? The people who come to your website right? Yes! These people found your website by either doing a search in the search engines or were told about you from another site or a friend. In any case, they came to your site because you have the type of information that they are interested in.

While they are there, offer them the opportunity to join your mailing list. Have a sign up form on every page in a very prominent place. Tell your visitors that you will send them valuable information when it is available in exchange for their name and email address.

Some people think you should offer a free incentive to get people to join your list. There is a lot of controversy on this subject. You will have to decide what is right for you.

The only thing I offer people for joining my lists is future information and offers. The people who join most of my lists know I am going to try to sell them something so when they see an email from me, they aren't surprised when I ask them to get their credit card.

Be honest right from the start. Don't make your list joiners think they are on a list of freebies if you are planning on selling them products. They will quit the list as soon as you send your first offer. Trying to trick people to join your list will leave you with a bunch of angry subscribers and no sales.

If your website looks professional and you have valid information on your site, people will want to hear from you again. They will gladly join your list so they won't miss the great information you have to offer.

Treat your business like a business, not a scam, and you will prosper.

The Internet is open 24 hours a day, seven days a week. A busy reporter on deadline can log on and cruise from one online press kit to the next without having to wait for an overnight package or fax.

Many businesses and publicists are embracing this new technology in media relations and are in a mad dash to develop online press kits of their own or for their clients. Like a Web site, an online press kit should contain certain elements, should make some features more prominent than others, and be simple to navigate. Here are some “do’s and don’ts” to consider before you dive in and begin creating an online press kit.

Online press kits Should:

Be easy to locate if linked to a main Web site. For instance, if ABC Bottled Water has a public or consumer Web site already established, a separate media room can be linked to the Web site’s home page. This link must appear prominently – either in the site’s menu or on the home page. Reporters don’t have time to search for it. Provide materials commonly used by the media. A general press kit usually contains a backgrounder, FAQ, and profiles of key individuals/spokespeople. This is what a reporter will want to see when he or she visits your online media room. The purpose of providing these common documents is to minimize any extra work a reporter will need to do to get what he/she needs. Other important items to include are high-resolution, digital photos, high-resolution digital logo graphics, and of course, press releases. A good online media room will come equipped with a media library where all types of files can be uploaded, stored, and distributed, including general press kit materials.

Include the media coverage already received. When a company, organization, or individual has been covered by the media (preferably favorably), it helps to “legitimize” them. Be careful about copyright issues when reposting articles, though. If you or your organization has appeared in the media, use anything from audio clips, video clips, and links to media outlets’ Web sites in your online media room’s “In the News” page. Check with the media venue for reprint permission.

Include media contact information prominently. If the person handling media relations is not an employee of the company/organization, be sure that the contact info in the online media room directs reporters to the person who is. If a reporter reaches out and his/her request is lost in cyberspace, chances are, they won’t come back.

Online Press Kits Should Not:

Combine info for both the public AND the media. Ideally, the information provided for the media should be separate from content intended for the public or consumers. One reason is that it makes it more difficult for the media to find what it wants, and another is because it reduces your control over the info provided to the media. Messaging is very important, and while it can sometimes vary for the public, it should always be consistent for the media – after all, your messaging is what they’re using to cover you with.

Require a reporter to make numerous requests for additional info. There are always going to be some things that you do not want to provide online on a constant basis. This could include certain photos or ebooks. Keeps these instances to a minimum! In cases like these, it is fine to say “please contact us for photos of this event,” or “please contact us for a sample ebook.” Some media rooms have very limited file space, which may require you to upload low-resolution photos to save space. Asking reporters to contact you for high-resolution photos is all right, too. The point of an online media room is to provide the media with most of what it needs.

Be out of date. Update press kit materials as needed, and try to keep a current press release available – even if it wasn’t distributed on the wire or to reporters directly. By keeping a timely supply of “news,” in your media room, it will be obvious to the media that it receives your attention.

Use links – not e-mail attachments!
Media rooms with media libraries should allow you to upload your documents and create a URL to their location online, which you can provide to the media instead of an e-mail attachment. When was the last time you opened an e-mail from a stranger that had an attachment?

Have a blog? Link it to your online media room. Blogs are a great way to discuss your company, cause, or industry and are often used by members of the media when researching someone/something for a story. If you have one, add the link to your media room. If you don’t have one, consider getting one.

Understanding your consumer is a key to success. What do they do? Where do they hang out? What do they watch on television? These are just a few of the questions that you should be able to answer about your consumer. Knowing the answers to these questions can answer a lot of questions of your own when it comes to a devising a marketing strategy. Richard Thalheimer understood his market for The Sharper Image, probably as well as they understood themselves. From an article in the LA Times, Tracy Wan, who was president and chief operating officer under Thalheimer says "Richard has the amazing ability to figure out the things that people want to have." 3. Create a marketing strategy. How do you speak to these people?



This is a culmination of understanding your brand and your consumer. As mentioned in number two, understanding your consumer can answer a lot of questions concerning your marketing strategy: Where should you advertise? What's the voice of your brand? What kind of prices are reasonable for this demographic? In order to engage your consumer, a.k.a. sell your product to them, you must know where your advertisements will be noticed, how to speak to them, and how much they will be able to spend, among many of things. Really, this step should have been combined with the last because who your market is dictates your marketing strategy entirely.





4. Learn by example. Seek advice from those who have done it.



There are many books written by professionals who have already started their own business and have been successful in doing so.
