But you may be wondering how to insure that downline members feel cared for while still maintaining some type of balance with the rest of your life. Here are 5 easy tips for maintaining a great upline/downline relationship.

1. Start off with a bang. When a new recruit first signs up, it's vitally important that you communicate often with her. One thing that I have found very helpful here is to develop a series of emails to send to new downline that talks them through those first days "on the job".

It will help them feel like they are connected to the company and to you. Each day while your new recruit is waiting for her kit she should hear from you. This is very easy to do with an autoresponder system, but can also be done by just copying and pasting into an email message every morning.

2. 15 minutes a day. Set aside fifteen minutes of each workday for downline phone calls. Use those minutes to call one to five members of your group for a quick "just checking in" call. Leave a message if you get voicemail. The idea is to let them know that you're thinking of them and giving them a chance to hear your voice. This is a great time to ask how they're doing with their non-business life as well and get beyond your direct sales company to show you care about them.

3. A downline website. Creating a simple website for my group has been the best thing, by far that I did to keep communication open and strong with my group. We have weekly topic discussions, contests, upload important files and just have fun with the whole group. Through this many relationships between members of my group have blossomed just because the website allowed them to "break the ice".

4. Meetings and/or conference calls. This is another great way to foster unity and strong relationships within your group. Many of you probably have downline that are out your area, so have a quarterly conference call with everyone just to touch base. There are many free teleconference services via the internet that make it very easy to do. And if you can, have a face-to-face meeting once in a while as well. Some group leaders have meetings monthly or quarterly. Others do a once a year get together with everyone.

5. Ecards. I love ecards for celebrating birthdays, achievements etc. First of all it's FREE, which is great, but it's so convenient and just plain fun. Use one of those Internet calendar functions to keep track of birthdays. Once a month go through the upcoming month and set up the ecard deliveries for the birthdays and company anniversary dates for the next month or more. You can set these up to deliver up to a year in advance! It's a wonderful thing. There are hundreds of sites for free ecards on the Internet.

The key? Communicate in any and every way that you can. You will find that your direct sales team members will stay with your company much longer when you've fostered a strong relationship by keeping in touch! Have fun and happy team building!

The number of businesses using direct mail marketing now compared to how many used this medium 10 to 15 years ago is staggeringly higher. More and more marketers understand its effectiveness and are on the bandwagon - especially Mortgage Brokers.

Years back the novelty of receiving an advertisement in your mailbox was such that any direct mail pieces were not only looked at but mulled over. Not so anymore. The term ‘junk mail’ was coined sometime since then and I’m sure you’ve thrown out your fair share of unread pieces enough to understand why. So, what can you do about it as a marketer? How can you ensure you get the biggest bang for your direct mail dollar? Now more than ever, you have to understand how to put together a direct mail piece. More than ever you have to really target your mailing to go to a specific market. And more than ever you need to be patient and learn how to campaign – because that is the key to success. Don’t get me wrong… direct mail is not dead – and I don’t see it dying any time soon. It is still the quintessential part of the largest company’s campaigns. Because it works.

A Great Design
Many people think that the quality of any graphic design is determined by how aesthetically pleasing it is: Although making the card look good is important, this couldn't be further from the truth. The only true measure of any design, at least commercially, is "How well does it pull?". By pull we mean what type of response does it elicit? Does it pull in calls, or pull people into the store? In essence, does the design accomplish what it set out to do?

From this fact it is not a reach to come to the conclusion that the merit of a graphic designer is based on the performance of his or her designs. You may be able to put together the most beautiful ad that the world has ever seen, but if it doesn't make the phone ring it isn't worth the paper that it is printed on.

You need to make designs that are not only attractive but, more importantly, that get the response needed to turn a profit. You want to ensure people see your ad and want your services. In short, if the ad doesn't make you any money, it’s not a good ad.

To BE or Not To BE
Easy. Say there is a monkey loose in your office and you can't seem to get any work done. The only solution is to catch the little distraction and FedEx him back to the jungle that he came from. Question: How do you catch a monkey? You have to get into his head, think like him. You have to “BE” the monkey to find out what is going to bring him close enough for you to catch him.

Every potential customer is like the monkey. They are going to do whatever they want unless you can persuade them to listen to you. You have to get into their head, think like them, “BE” them. A monkey is a simple animal so you can probably get his attention with the stereotypical banana.

Human beings on the other hand are extremely complex. Then you add in the fact that the mailing list is targeted and it can get quite challenging. To help you answer the question of what you should say in your ad, you should use three things:

· Reasoning
· Experience
· Research


Take an unrelated subject to your own industry – sometimes it’s better learn that way. Pick something. Say you have an upscale Italian women’s shoe boutique. You want to appeal to women that like that sort of thing. Get in her head. What would make her want to buy from you? Remember, she gets bombarded with advertisements every day. What can you say that really draws her in? How about “Tired of Wearing the Same Styles as Everyone Else?” Have a graphic that supports the message - show a fantastic pair of shoes or better yet a good looking woman with a great pair of shoes on.

Now pretend you are a family man or woman with a household income of the $75k with revolving debt of $15K and you’ve got two kids! Kids can be pretty expensive. So, why would you like to refinance?


Find a Specialized Mailing List
If there is one thing I can’t say enough it is that the most important part of your mailing campaign is your mailing list. It is vital that you put the right amount of energy into learning about lists – who to mail to – so that your mailing efforts aren’t wasted. There are a few different ways that you can get an adequately targeted list.

As always the first step is to determine who your target market will be. Say you want to market to homeowners. Good, now we have narrowed it down to only 291,324 people in your area. As a minimum, your mailing campaign should send to the same names three times. So all you have to do is send out 873,972 postcards at $0.185 per piece & you get the point. We need to narrow it down some more.

So how do you accomplish the narrowing of your list? Many factors can be considered, including age, gender, zip code, annual salary, profession and number of children are some of the more common qualifiers. It may take a while to figure out what combination works for your specific product. Don’t worry about political correctness when considering whom you should mail to. It is perfectly acceptable to test certain lists that may be considered "stereotypical". Many times these lists will work well. But you never know until you test them.

No matter how great an idea you have about a certain market, ALWAYS DO A SMALLER TEST MAILING FIRST! Average test mailings run around 1000-1500 names. Once you see acceptable returns on the smaller mailing then you can jump in with the larger numbers. Test, test, test!

The purpose of special mailing lists is to target a specific type of customer for your specific type of business. The eventual end result is more customers and a better bottom line. And this is what we all want, right?


Repeating Your Message

Definition number 2 above is the one we’re using. But from studying the entire definition along with the derivation (the word origin) you can see how all the definitions tie together. Campaigns for marketing are, in a nutshell, a series of advertising steps including repeat mailings that are strategically planned so that there is maximum benefit (more new customers) for your business.

Nota bene (that means “take note” in Latin – and I do mean take note): If you are not doing repeat mailings then you are flushing money down toilet. Sorry, I know. The truth sometimes hurts.

Why is this true? One mailing of one postcard once is barely going to get anyone’s attention for more then the minute they see it. Think about it. How many times have you seen the same TV commercials over and over? A one shot in the dark postcard mailing is not going to change your business, your bottom line, your life or your anything.

So, if you are not up to confronting that you need to do a campaign then maybe you shouldn’t be in business. And that may sound harsh – it is harsh. It’s a harsh world. And I want you to succeed in it.

There is another reason. Credibility. In some cases people will hold onto your postcard for a while. They can hold onto your postcard for six months. They may even hold on to your card for three years. But in most cases they’ll think “Oh, I may need that some day” and then while tidying up they’ll throw it away. When you repeat your mailings to those same people and they see your image, logo, slogan, message over and over you become credible to them. Your chances of them responding just got greater. Repeat mailings cannot be repeated enough.

To give you an example, I call it the ‘Trickle Down Effect’:

Say you send out 5000 postcards.

Out of that 5000, 150 hang onto your postcard.

Out of that 5000, so many call the 1st week.

Out of that 5000, so many call the 2nd week.

Out of that 5000, so many call the next month.

Out of that 5000, so many call in 6 months.

Out of that 5000, so many never call…

There is a dwindling inflow from that first mailing and therefore can give a false impression of what occurs from one mailing. Someone sends out a postcard and says, “I only got four responses from my mailing!” But there is a whole dynamic that is going on that is continuing from that one mailing way after the person who sent the mailing expects things to happen. Think about it. Do you jump at every single advertisement that you get bombarded with that you think is a good idea? If you do, you are either a millionaire or broke. But most likely, you see some advertisement that catches your interest and say to yourself that you’d like to check that out some day. Then, you see it again and remember that you wanted to check that out one day. And then, you see it again and this time you decide to check it out.

You want continuous and consistent growth. So what do you do? Look at this scenario:

What if,

You send out 5000 postcards one week and you have all that going on that I mentioned above.

You send out 5000 the next week and you have all that going on that I mentioned above.

You send out 5000 the next week and that dwindling flow chart is going on, on each one of those outflows.

What is going to happen? Eventually it is going to snowball – it’s coming in from all different places!

You are really putting your communication out there consistently in a big way.

And yes, it costs a lot of money to do it. (Once you have your list which you’ll use over and over – only paying for it once – postage is more then 55% of your costs) So, FIND THE MONEY. If you are going to borrow money to do a business, spend that borrowed money on marketing!

Start with a list and mail to one list one week, another list the next week and another list the following week. Then you rotate those lists – again. And again. And again.

Now you ask - what if you only have one list? You can still rotate one list. And it is always good to put it on a spreadsheet or a flow chart to track what you are doing and what you have already done.

For instance: You get one list of 6000 identities. You can mail to 2000 one week, 2000 the next week and 2000 the third week. Then you rotate. There are your three different lists!

A campaign is mailing to the same people over and over and over again. The point is you want to hit your prospects with different communication about the same thing or hit them with different products with the same look and feel or both. The rest will come.

Because what you are building with a marketing campaign is credibility. You are building your business through communication. You are communicating consistently, so much that people will believe you (credibility) and they will respond; they will come, they will spend.

1744, Benjamin Franklin published and mailed the first direct marketing catalog which sold scientific and academic books. Direct Mail has come a long way since then, so DON’T let your piece get lost in the mail, so to speak, make it stand out by applying these three basics of successful marketing:

Also, you are a small business in your congressman's district; he will have a reason to help you.

Okay, so now you have found a good company to handing your direct marketing support services and lettershop services. Are there any other pitfalls? Of course there are. As with many other outside vendors, those dealing with direct marketing support services and lettershop services make money on volume. Meaning that quality control, though a priority, may not be their top priority. So you need to be especially carefully that all printed material, databases and instructions are given both verbally and in writing.

In our experience, if you have never worked with the vendor, we suggest you do this in person. Although thanks to digital printing a lot may be done via phone, FTP and email, we still feel that these initial contacts should be done in person. And do not give this job to a new hire or an intern. That is just asking for trouble. This needs to be done by someone who has been at your firm for at least a year. Someone who can think on his or her feet.

Another important thing about vendors who offer direct marketing supports services and lettershop services is that they see direct marketing campaigns every day. They have a sense of what works and what does not. If they question some aspect of your campaign, listen to them. They probably know what they are talking about. And, as you and vendor build trust; you may find them giving you pointers that they only share with valued customers. We might add that the referral from you congressman, might also help grease the early client vendor relations. And you thought that was a crazy suggestion, right?

Or, search Google.com for: your industry + “mailing lists”. For example, I am a mortgage lender so my search would be: mortgage + “mailing lists” in Google.com.

By the way, when purchasing a prospect list for your direct mail advertising, be sure to get some kind of personal information about your prospect to use in your campaign.

Here is an example of personal information I use in my direct mail advertising campaigns:

• The prospect’s current mortgage company
• The prospect’s original loan amount


Key Element #2: The Envelope – How to get your letter opened

The envelope must entice your prospects into opening and reading the enclosed letter.

Here are some ideas for getting your envelope opened:

1. Insert a personalized “RE:” line above your prospect’s name in a window envelope.

I found that the original lender’s name works well in my campaigns:

The purpose of your direct mail advertising mail piece is to get your prospect to take a desired action. For me, that action is picking up the phone and calling me for a loan.

Here are some tips to help you get your desired result from your direct mail advertising mail piece:

1. Personalize the mail piece

If possible disclose small pieces of personal information about your prospect to get their attention and build rapport.

Here are some examples of personalized text I use in my direct mail advertising campaigns:

“Based on your original loan with ABC Mortgage in the amount of $250,000 your new payment would be $924.05.”

“Based on our calculations, this loan program may save you $32,841 in interest charges over the next 5 years and $197,046 over the life of your mortgage!”


2. Include a few “bio lines” under your signature. Tell them a little bit about who you are.

Why should a prospect use you over a competitor? Answer these questions and you will have your unique selling proposition.

Here are some sample USP lines that work well in my direct mail advertising campaigns:

“No House Payment Until April 2006!!! Imagine what you could do by skipping your February and March house payments.”

“Additionally, we specialize in loan programs with No Points. We can pay this customary closing cost because we are paid directly from the new lender.”


4. The call to action

Ask them to take your desired action:

“Call now and ask for me personally so we can discuss your individual needs and goals.”

“Be sure to visit www.YourWebsite.com to view this Free Video: “How to Get Paid For Refinancing”. Discover how to use your mortgage loan as a tool to secure your financial future. It’s the most informative site on the web!!”

Watch out for companies that practice "forced buying," no matter the name they may call it. Forced buying means that you must purchase a certain amount of product in order to receive commissions, and it is illegal. It can lead you to having a huge amount of excess stock in your house and cause you to lose large amounts of money.

Is the focus on recruitment or sales? You will want to read the article at http://www.ftc.gov/bcp/conline/pubs/alerts/lotionalrt.htm on multilevel marketing, but the gist of it is that you want to watch out for programs that focus too much on recruitment and too little on sales, or you could be a part of a pyramid scheme. Watch out for exaggerated claims, either for the product or your income potential. This is a huge red flag. Make sure all claims are substantiated with hard evidence and watch out for shills.

Phew! Done with that part.

Now take a look at the commissions. How much product will you have to sell to earn enough money for your needs? How realistic is it that you will be able to sell this much? This is one of those points you should go over carefully with your upline, and if they don't have the answer, but you really love the product line, see if they can find out. Support from your upline is vital in direct sales, and if you aren't getting it now, you won't later either.

What are the products? Will you be using them too? Once again, if you are excited about the products, they will be much easier to sell.

Is your local market saturated with reps? If the competition is all over the place in your area, you're going to have trouble selling.

Can you sell online? Can you design your own website or are you restricted to the one the company made for you? What does it cost?

Finally, beyond your upline, what sort of support does the company itself offer you? There will at some point be a problem where you will need the company to help you out, either with a customer's order or with your business. Make sure the company is going to be there for you.

Most novice marketers have definite fixed ideas about direct mail that are way off base - most often in the area of what to spend and how much to do. You should determine what you are able to spend for your marketing budget, spend it, and determine the maximum number of leads that you can create. For instance, I’ve heard this statement quite often: "We aren’t that large of a company. How could we send out 2,000 postcards all at once? "Because "What if they all call?" – seems like a valid concern, right?

Here is the reality behind it: Unfortunately they won’t all call. However, a good deal of them very well may and making sure that your traffic in is not more than you can handle is something to think about. Truthfully, there is no sure way to tell exactly how many people will call if you haven’t done this type of marketing before. Think of it this way. What would happen if they did all call? You may not be able to handle all of them, but you would handle as many as you possibly could, right?

In this scenario, you would have maximized your income for that time period providing you could close up all those callers! You can also explore the idea of expanding your operation to handle the number of leads that you can create.

When they start hitting homes you get 30 calls. Did all of these leads come from the postcards? Probably not. Because the week before you got 8 calls and hadn’t sent out any postcards yet. So how can you tell who actually got a postcard?

The Answer: All you have to do is ask them. "So how did you hear about our company?" The hard part is making sure that any employee in your company who answers the phone and may talk to a new prospect remembers to ask the question every time. The fewer prospects who answer this question, the less accurate your information will be when making future marketing decisions.

Now let’s assume that you have been sending out postcards for a while and you have a good number of calls coming in. If you ask the question "So how did you hear about our company?" they may respond, "I got your postcard in the mail." But, by now you have mailed postcards to 4 different lists, 3 times each. How do you tell which list and which mailing this customer was from?

The Answer: Put a marketing code on the postcards that will tell you which specific postcard they received and when it was mailed.

Give each list a name and work the date into your marketing code as well. And the only thing your representatives have to ask is "Would you mind reading me the marketing code above your address?" This code should give you all the info that you need to know and help you keep your Marketing Results Tracking as accurate as possible.

Try not to operate off of assumptions about “how to market” if you haven’t educated yourself. And make sure you collect all the data and make your future marketing decisions based on the facts.
