Commercial activities during Christmas today are often decried as making

the celebrations of many pagan festivals. The hope was that Christmas would also

become a holiday that would gain much popularity.

Long before the birth of Jesus Christ, people in various parts of Europe would

celebrate light and birth in the darkest days of winter. The winter solstice,

when the harshest part of winter was over, was a time of celebration for many

peoples because they would look forward to more hours of sunlight during the

longer days ahead.

The Norse in Scandinavia celebrated Yule from the winter solstice on

December 21 through to January. Men brought home logs that were lighted and a

feast would take place until the log was completely burned. Each spark from the

fire was believed to represent a new pig or calf to be born in the coming new

year.

The pagan god Oden was honored by Germans during the mid-winter holiday. Oden

inspired great fear in the Germans who believed that Oden traveled at nights

through the sky to observe people and make a decision about who would perish or

prosper in life. This belief caused most people to stay inside during the

period.

In Rome it was the god of agriculture, Saturn, who was honored in a

holiday called Saturnalia. It was a holiday that started during the week that

led up to the winter solstice and continued for a month with hedonistic

celebrations. There was plenty of food and drink and the normal social class

rules of who had privilege and power in Roman society were totally disregarded

as everyone participated in the festivities. Some Romans also had a feast called

Juvenalia to honor children and the birthday of the sun god Mithra was sometimes

celebrated by the upper classes.

In the early years of the start of Christianity the main holiday was

Easter. It was in the 4th Century that church officials made a decision to have

the birth of Jesus celebrated as a holiday and Pope Julius I chose December 25

as the day of Jesus' birth. The holiday, which was first called the Feast of the

Nativity, spread to England by the end of the 6th Century and to Scandinavia by

the end of the 8th Century.

Church leaders achieved the goal of having Christmas celebrations, including

attendance at church, become popular during the winter solstice, but they were

unable to control other pagan-like celebrations during Christmas. Believers

would attend church on Christmas and then participate later in raucous and

drunken celebrations. But by the Middle Ages, from around the 5th to the 16th

Century, Christianity had outgrown paganism as a religion.

The celebration of Christmas in Europe changed in the early 17th Century

when Oliver Cromwell and the Puritans gained power in England in 1645. To remove

decadent behavior from the society, Cromwell cancelled Christmas as the Puritans

noted that the Bible doesn't mention any date for Jesus' birth. The lack of this

information and specific Biblical references to Christmas is also cited by

religious groups like Jehovah Witnesses as the reason they don't observe or

participate in Christmas. Christmas celebrations returned in England around 1649

when Charles II was restored to the throne.

Christmas wasn't a holiday in early America because the Pilgrims who came

to America had even stricter beliefs than Cromwell and the Puritans. Christmas

celebrations were even forbidden in Boston from 1659 to 1681. During the same

time however, settlers in Jamestown in Virginia were reported to have enjoyed

Christmas.

After the American Revolution Christmas again lost popularity and it wasn't

until June 26, 1870 that Christmas was declared a federal holiday. Christmas in

the United States gained popularity as a holiday period during the 19th Century.

Christmas celebrations also changed at that time to be more family-centered

rather than being carnival-like.

A previous article looked at this in general terms with regard to a start up cleaning company. This article will concentrate on a strategy for an established company to follow if it wants to be even more successful and continue expanding into the future.

The nature of cleaning is changing and the criteria companies use to choose their cleaners is also changing. Little by little companies are realising that it is more economical and administratively easier to find a cleaning company that can meet all their cleaning requirements.

Very few cleaning companies are able to do this or have wanted to do so in the past. They have chosen to concentrate on a particular specialism and develop that. So we have firms that are office cleaners, carpet cleaners, window cleaners, stone cleaners, kitchen cleaners, and ventilation duct cleaners to name but a few. Each of these builds up their own particular client base and their only way of growing is to expand their area of coverage. Many cleaning companies are reluctant to do this and consequently their potential for growth is limited. A large proportion of these companies are run by a single person who is quite happy to restrict themselves to a physically manageable area and manage a finite number of clients. However if you own and operate a company or want to start a cleaning company that has wider visions then you have an opportunity to take advantage of the changing market place.

The medium and larger sized companies and corporations are now beginning to look for cleaning companies that can provide them with all the cleaning services they require. From the simple and straightforward office cleaning on a daily basis to the six monthly or yearly cleaning of their ventilation ducts. If the cleaning company wishes to take advantage of this and gain corporate clients then it must expand its areas of expertise. If the financial burden of doing this is too great for the company to bear then the alternative is to find other firms who specialise in these various areas and work together either as partnerships or sub-contract out these fields of specialist cleaning. Sub-contracting has its pitfalls and to a large extent should be avoided if possible but it is a way into this new market place until you can develop your own expertise.

Companies working together in some form of partnership who share the same goals is a better solution but ultimately it is better if your own company can develop within these various areas and then you have complete control without the concern and constant anxiety of being ‘let down’. Become an expert in carpet cleaning, window cleaning, deep cleaning of commercial kitchens and ventilation duct cleaning. That way you can offer your prospective clients the complete cleaning package, increase your turnover and continue to grow.

Overview of the Commercial Mortgage process.

Securing financing is a real need for almost every business, particularly for those interested in real estate investments. Most investors realize the hardest thing to come up with is the actual cash to make the investment in an income property. Granted, it is never easy to find others to invest their money in your real estate project, but perhaps it is not as hard as many would lead you to believe. In fact, many banks and financial service institutions offer a variety of options acquiring the funds necessary to make an investment. One of the best ways to fund an income or rental property is by using a commercial mortgage. Most any bank will offer some version of a commercial mortgage.

Commercial Mortgage

A commercial mortgage may be a new term to you, but chances are you are already quite familiar with the fundamentals that make up a commercial mortgage. If you have ever owned your own home then you likely took out a mortgage to pay off the seller of the house. A home mortgage is not much different than a commercial mortgage. Just as a home mortgage is secured against the land and the structure built on that land so too is a commercial mortgage. Taking out a commercial mortgage will typically result in set monthly payments on the loan in much the same manner as a home mortgage functions.

With that basic understanding of what a commercial mortgage is, now you are empowered with a viable option for financing the investment property you are interested in purchasing. Before you take out the mortgage you will want to shop around for competitive terms. Some banks will offer more competitive interest rates then others. It is also important to note that some banks will have prepayment penalties while others may not assess any penalty for paying the loan off ahead of time. If you plan on paying off the loan before it matures it will be important to find a bank that doesn’t assess prepayment penalties.

Mortgage Bridge Loan

If you are already familiar with the commercial mortgage process and are just looking for a short term loan that will aid you in moving from one investment property to another in a relatively short time frame, you should consider a mortgage bridge loan. A mortgage bridge loan offers more flexibility than a commercial mortgage can, and thus can be helpful when your investment window is very short. You might also consider using a mortgage bridge loan to pay off your old commercial mortgage and then roll it into a commercial mortgage package for the new investment property deal you are working on. Mortgage bridge loans can be used in a variety of ways and you should visit your lender if a mortgage bridge loan interests you.

As you search for viable financing options, the most important thing to remember is that there is a myriad of options available to you. However, not all these options will be a good fit for your financing needs. Be sure to do your homework and learn about the various financial instruments offered before rushing to decisions. If you are patient, you will find a financial instrument, such as a commercial mortgage, that fits your needs and will help you on your way to success.

Double Vision: Looking Back At A Commercial Icon

Article Body:

While many iconic images have been created as part of successful advertising campaigns, some icons have histories as exciting as the products they endorse. For example, did you know that the Doublemint Twins first appeared as only illustrations? They debuted in print advertising for the famous gum in 1939 to communicate its double benefits: a "double wrapped" wax-coated paper seal and a "double peppermint" distillation process used to produce a sweeter, smoother taste. These illustrated twins became the brand's signature and were drawn in ever-changing matching hats for car card and poster advertisements.

It wasn't until 1960 that the first live twins appeared in television commercials. They sang a catchy theme song that encouraged gum chewers to "double their pleasure" and "double their fun." New sets of twins were cast for commercials throughout the 1970s to 1990s and most recently reintroduced in 2005, as Wrigley continued to offer fun variations on the double theme.

Now there's another kind of twins associated with the 90-plus-year-old trademark minty taste: Doublemint Twins mints. Like the namesake gum, these mints offer "double good, double fun" but with a blend of two flavors in a single mint.

New television commercials build upon the brand's heritage of the campaign and the unique jingle but with an unexpected twist as viewers are introduced to a new set of twins-two very different people that are dressed alike as twins.

Handing of business cards is common to the business world. You can see businessmen exchange business cards after meeting. You can even see the act when you walk across the streets. Business cards are so tiny that they are pretty accessible. They are not as big and as heavy as other promotional tools. Hence, they are easy to carry and distribute. Getting Started on Commercial Contracts

Basic tips on entering into contracts in business

Keywords:

contracts, contract law, binding contract, legal agreements, legally binding agreements contracts, contract law, binding contract, legal agreements, legally binding agreements

Article Body:

A legally binding contract will exist between two people or companies where one agrees to do or sell something in exchange for something else (usually money). With very few exceptions, it does not have to be in writing but the reason why they should put in writing is that otherwise it may be one person's word against another either as to whether the contract exists or as to its exact terms. Even if it is in writing, the meaning must be clear and not capable of misinterpretation - therefore, you need to make sure it is as simple and "to-the-point" as possible.

Obviously, you are in effect entering into contracts all the time (e.g. buying a newspaper, going into a car park, buying a drink) and you cannot put everything in writing. You will therefore have to exercise some degree of discretion as to when to put something in writing - if in doubt, ask your solicitor. Some contracts have to be in writing (e.g. for interests in land or for finance) - soon electronic contracts will be sufficient for these purposes.

You may need general "terms & conditions" depending on your business needs and you should discuss whether or not you do in fact need them with your solicitor. If you already have standard terms & conditions, you need to make sure that:

they are not just copied from someone else - the terms may be inappropriate if they were copied from someone operating slightly differently from you and they may be out of date and/or defective (plus it is a technical breach of copyright too).
they are drawn to the other person's/company's attention before the contract is entered into as otherwise they will not usually be binding on them.
A good practice is to get a copy of your contract letter or standard terms & conditions signed by them - do not rely on the terms being printed on the back of invoices. Try and avoid conflict between your terms and those of your supplier or customer by agreeing whose terms are to apply. Also make sure that agreed terms between your and a supplier are not at odds with your own terms with your customers (e.g. so that your supplier will not accept faulty goods after one week from delivery whereas yours specify two weeks).

Some common clauses include:

Price, date payment is due and method of payment
Delivery details and non-liability of seller for delay beyond its control
Seller retaining ownership till goods are paid for but requiring buyer to carry risk for them and to insure them
Limitation on seller's liability
Some important points relating to terms & conditions

no matter what a contract says, certain rights are implied by law or by statute (always seek proper legal advice on such matters) e.g. the goods must be "fit for the purpose" for which they are sold and be of "suitable quality". Goods must match samples (unless "tolerances" are specified) or descriptions in promotional literature, so it is important samples are truly representative and brochure claims are realistic. If the goods are not suitable for the intended use but the buyer insists on buying them despite that, confirm your warning in writing immediately. The same broadly applies to on-line selling.
if you deal with private consumers as your customers or clients (including as a landlord) any standard terms (whether in a letter or in a printed contract) are subject to the European Directive on Unfair Contract Terms and as such they must be "fair", otherwise they will be of no legal effect whatsoever. Bear in mind that with consumer sales in the EU, no matter what your terms say, local consumer laws will override any contrary terms in your contracts. See our article on the new jurisdiction rules for electronic consumer contracts.
if you print terms on the back of something, make sure that on the front you refer to their presence on the back (e.g. "See over for our standard terms of trading").
trading on the Internet brings special considerations - terms need to be sufficiently prominent and well-placed to be effective. Effectiveness will depend upon individual circumstances - in some cases it will be necessary to make the terms appear in a "pop-up" window then force customers to scroll down before having to expressly click an acceptance button.
if you sell goods or services on the Internet or by telephone or mail order, the Consumer Protection (Distance Selling) Regulations 2000 will apply. See our lay overview of the Regulations or our detailed technical briefing.
from January 16th the EU Ecommerce Directive is supposed to be effective and contracts and web sites must be constructed with this in mind as its requirements are strict: see our article on the Directive

Commercial real estate: The big profits

So, is commercial real estate really profitable? Well, if it were not profitable I would not have been writing about commercial real estate at all. So, commercial real estate is profitable for sure. The only thing with commercial real estate is that recognising the opportunity is a bit difficult as compared to residential real estate. But commercial real estate profits can be real big (in fact, much bigger than you would expect from residential real estate of the same proportion). You could take up commercial real estate for either reselling after appreciation or for renting out to, say, retailers. The commercial real estate development is in fact treated as the first sign for growth of residential real estate. Once you know of the possibility of significant commercial growth in the region (either due to tax breaks or whatever), you should start evaluating the potential for appreciation in the prices of commercial real estate and then go for it quickly (as soon as you find a good deal). And you must really work towards getting a good deal. If you find that commercial real estate, e.g. land, is available in big chunks which are too expensive for you to buy, you could look at forming a small investor group (with your friends) and buy it together (and split the profits later). In some cases e.g. when a retail boom is expected in a region, you might find it profitable to buy a property that you can convert into a warehouse for the purpose of renting to small businesses.

So commercial real estate presents a whole plethora of investing opportunities, you just need to grab it.

Commercial real estate investment is reaping benefits for investors

Unlike residential real estate, Commercial real estate investment is evaluated, bought, and sold based purely on numbers - on a set of factors that describe what kind of return on investment you can expect with the property.

‘Commercial real estate investment’ refers to the class of real estate that is primarily meant for investing money for profits later on. Examples of such properties include:

• Restaurants (including franchises)

• Retail

• Office buildings

• Self-storage (Mini-storage) / industrial

• Strip malls

• Hotels (also called "hospitality")

• Multi-family / apartment buildings

Why invest in commercial property?

Unlike residential real estate, Commercial real estate investment is evaluated, bought, and sold based purely on numbers - on a set of factors that describe what kind of return on investment you can expect with the property. Most Commercial real estate investment is expected to make a return for you on an on-going (monthly) basis. With the retail boom and increasing return on investment in the commercial real estate market, the value of commercial real estate have grown by leaps and bounds, particularly, in the commercial areas, where the local retail shops and shopping complexes have been replaced by huge and swanky malls.

What to expect?

Remember though! Commercial real estate investment is a long term opportunity, do not expect to increase you net worth over night. No one is going to profit all the time. Real estate investors have to suffer through times of little to no cash flow - it is part of the game.

This may cause panic but if you can stick with it for the long term, cash flow will increase. Investing especially in real estate is not for the weak of mind or body. It can be frustrating, and stressful. But for successful investors the rewards are priceless.

If you think that the major airlines are the only job possibilities for flight attendants, then you're missing out on one of the fastest growing areas in the aviation industry. In the wake of 9/11, many of the major airlines cut back on flights in reaction to the decreased demand for air travel among the general public. In response, many corporations have turned to either manning their own mini-air forces, or to hiring smaller airlines for their business and corporate trips. If you've never considered corporate flight attendant jobs, the differences may surprise you.

Salaries vary for corporate flight attendant jobs, but are generally better than commercial flight attendant jobs.

First, the nitty-gritty. Expect that those hiring for corporate flight attendant jobs will be looking for experienced flight attendants - two or more years in flight experience is the norm. You may need to relocate to be where the corporate flight attendant jobs are - the big jobs in corporate flying are in Los Angeles and New York. That said, the salaries for corporate flight attendants tend to run between $33,000 and $100,000 depending on the type of company for which you fly. There are several types of players in the corporate flight arena:

Fractional Operators are airlines that service several corporations, giving each business partial ownership of the airline. They'll generally pay the least of all the corporate operators, though there are exceptions. Starting salaries are in the $30,000 range, depending on flight miles logged. Many fractional operators don't require any previous corporate flight attendant training, and will train you to their own specifications. Each company has its own requirements, to which you'll have to adapt. One other advantage to working for a fractional operator is that where you live may not be as important, as they'll often allow you to airline to meet up with a plane.

Charter Operators pay a bit more as a general rule. Corporate flight attendant jobs with charter operators often offer a starting salary of $40,000. Charters let their aircrafts and crews for individual runs rather than having them on standby for part owners or full owners, therefore you're likely to log more in air hours than with either other model. The actual salary that you're offered will depend on your experience and the location of the hiring company, but the average salary for corporate flight attendants working for charter operators is $53,000.

Owner Operators are companies that own their own aircraft and staff them with their own employees. The salaries vary widely from company to company, as do the expected duties. Corporate flight attendants working for an owner operated corporate airline may make as little as $25,000 - and be expected to do everything from take dictation to serve coffee - or as much as $100,000 if they supervise other flight attendants.

One other thing that deserves mention is the possibly of flying 'contract'. Much like working long-term temp nursing or other assignments, a contract corporate flight attendant is available to work on a contract basis through an assignment agency. Pay is often $350 and up per diem when you're on assignment, and may include transportation to and from the flight's originating city and a meals allowance.

Corporate flight attendant jobs are often considered to be the elite jobs in the flight crew world. If you're interested in corporate flight attendant jobs, you'll find more information by joining a discussion forum devoted to flight attendants and crew.

Commercial printing of artwork on a smooth surface is known as lithography. It is widely used to print text on paper or any other material. The long, intricate process of lithography involves using an entire print block to come in contact with the sheet of paper, which gets the required image on the former with the help of a chemical process.

Lithography is also known as the planographic print process, since the block of the print used in the process is flat. The expert draws the desired image on the surface of the block with the help of an oil-based medium and an acid emulsified with gum arabic. This in turn creates a layer of salt around the image. The process known as etching results in this salt layer being absorbed.

Using turpentine, the drawing material is now removed, leaving behind the salt layer which holds the traces of the original design. When you have to print, wet the stone with water and apply ink on the surface. Pass this combination of paper and stone through the press, which transfers the ink onto the paper and results in beautiful, clear printouts.

Over the years, many improvements have been done to this basic lithographic process to attain a higher level of commercial proficiency. In the US, various industries have been established which involve lithographic printing of things like letterheads, labels and other high-demand stationery items.

People in the printing business consider the lithographic printing process an excellent method for printing text and illustrations. With the application of this innovative process you can get over 1,000,000 impressions at a time of short and medium lengths. Besides printing newspapers and books, firms in the printing business can use lithographic printing for general commercial printing, quick printing and printing of business forms and legal documents.

Commercial Machine Vending – What’s The Best Way To Get Started?

What is the best way to get into a commercial vending machine business? How do you go about it?

commercial machine vending, vending machine to purchase, vending routes for sale

Article Body:

If commercial machine vending is a business that you are interested in, there is a wealth of information about vending machines and vending routes available online. It is one business that is easy to get into, but depending on the types of commercial vending machines you want to have, it could require a substantial investment. The distributors for commercial machine vending machines often have payment plans available and you can choose to lease the equipment you need.

Some people prefer to get into the vending machine business by purchasing an established vending route. Distributors can give you information about vending routes for sale where the machines are already placed in strategic locations. The locations for the vending machines determine how much money you will make in commercial machine vending because you do need areas where there are lots of people. The distributors will also have a used vending machine to purchase, which can save you money in getting started.

It is impossible to accurately predict how much money you can make with commercial machine vending. The success or failure of your business will depend on the location of the machines as well as the products that you sell and the reliability of the vending machines. If you want to purchase a vending route for sale, you should do your research beforehand and check out the machines. You might approach the seller about a vending machine to purchase so that you can start out small. This will also give you a chance to see if purchasing the full vending route might be beneficial to you.

Since the vending machine business is a commercial enterprise, you do need to abide by state/provincial rules regarding commercial machine vending. You will need to have a business licence and you need to keep accurate financial records for tax purposes. Another aspect that you have to consider with a vending route for sale is that the business owner gets a commission of the amount of money that you take out of each machine. This is usually 40% of the gross, before you deduct any expenses.

Look for a vending machine to purchase when you want to get into commercial machine vending. Most people start off with candy or gumball machines, but there is also a great profit into snack and soda vending machines. There are also vending routes for sale with machines that sell medical supplies, such as aspirin or even products associated with personal hygiene, such as toothpaste, soap and dental floss. The possibilities for products are almost endless when you consider the commercial machine vending business.

Commercial Office Space - Don't Waste Your Money

Commercial office space is unnecessary when you first start out in computer consulting. Unless you have a very compelling reason for renting commercial office space, save your money. You're much better plowing that money back into marketing and promotional expenses.

Even a tiny commercial office space is going to be $400 - $600 a month. A low traffic retail store is even more; at least a $1000-$2000 per month. Rather than waste that money on commercial office space, invest it in marketing and business development. You're going to need to do these things whether you have commercial office space or not. There is no reason to add to your overhead expenses.

When you start out, a home office is the best choice. Until you bring on a lot of staff, it’s really not going to benefit you to have a commercial office space. Most of the time you will be servicing clients at their office, going on sales calls, or attending networking events.

In computer consulting your clients will not be coming to you. You go to them. The time you spend in your own office is minimal. The money you spend on your office space should be minimal as well.

You might think that you need commercial office space if you want to run seminars. These are an excellent marketing tool but you can rent executive office space very reasonably. This type of commercial office space is rented on an as need basis by the hour or day.

The Bottom Line on Commercial Office Space

Commercial office space is expensive. There is no reason to put yourself on the hook for $500 or $1,000 a month or more, every single month just to be able to do say you have an office. The time you or your clients spend in your office does not warrant renting commercial office space. Use your home office for as long as you can and rent out space by the hour or day as you need it.

You are a young contract cleaning company or just starting out and want to expand? So many cleaning firms are run as a ‘one man band’ and do not want to employ cleaners so they are incapable of expansion. If you are reading this then you are not among that number and want to enlarge and expand your cleaning business. There are a few simple rules you must follow if you want to be successful in this and retain your contracts.

1. Visit each site at least once per week. In order to ensure that the cleaning is taking place as you want it to. Vary the times and days of your visits.

2. Maintain good communications with the client and respond rapidly to any requests or complaints.

3. Maintain good relations with your staff. Your most valuable resource are your staff so treat them well and not just in monetary terms.

4. Maintain all equipment used on a site in excellent working order. If a piece of equipment is not working efficiently then the cleaners no matter how hard they work are not going to be able to carry out the cleaning effectively and they will soon become disgruntled.

5. Ensure that there are always adequate supplies of cleaning materials available for the cleaning staff on each site. If they have not got the materials then they cannot carry out the job effectively.

These five points would seem to be common sense and indeed they are. However the larger you become and the more contracts you take on the more difficult it becomes to carry them out consistently. You are out there working away trying to attract in more business, attending to new customers, setting up new contracts and sometimes involved in crisis management. Under these normal pressures of work these basic principles can be pushed to the bottom of the ‘to do’ list. A clean may be going along with no problems and under these circumstances it is quite easy to assume that all is well and does not require your attention. Then out of the blue it can come up to bite you! Consequently always give time to perform these five ‘rules’ regardless of the other pressures on your time.

Experience has shown that the larger the company becomes the more these five points become neglected. Very large companies often lose contracts simply because they neglected these five cardinal rules and you can step into their place and pick up these contracts. However you must always be on your guard that you do not fall into the same trap as you become bigger.

If your maintenance budget for the current operating year has a taken a hit, you may be wondering how to get a commercial painting project accomplished along with everything else. Two possible solutions to project budgeting are purpose driven spending and changing the contracting process.

Purpose Driven Spending

The most common view of a painting project is simple maintenance and facilities up-keep. Justifying painting and coating projects as preventative maintenance is relatively easy because the surface treatment can prevent damages to the underlying structure. If the budget separates preventative maintenance funds from operating costs, you could package the painting project according to its true purpose to get the funding.

However, painting and coating can be a lot more than simple up-keep. In a retail setting, the appearance of a structure can a have a direct impact on the amount of business the facility is able to attract. If the current maintenance budget cannot support a painting project, perhaps the marketing budget could.

Changing the Contracting Process

As a commercial painting budget solution, changing the contracting process may seem like using a sledgehammer to crack a walnut. However, the savings from a new way of administering contracts can be significant, especially if your facility does a lot of outsourcing.

Many large organizations adapt a job order contracting system (JOC ) to handle their contracting process. A JOC system is a type of indefinite demand and indefinite quantity contracting system which relies of pre-defined base prices for services. Contractors bid by multiplying the base prices by a selected co-efficient.

JOC systems are often used by schools, government agencies and other organizations to streamline their contracting process. The real savings come from reduced advertising costs, reduced administrative needs, and a quicker RFP to finished project time. According to a white paper published by Centennial Contractors Enterprise, Inc., the savings associated with a JOC system can be up to 21 percent of standard costs.

The advantage of a JOC system is that once in place to cover a painting project, the system is equally applicable to virtually every other outsourced aspect of facilities budgeting. However, if you are not currently using a JOC system, you should strongly consider hiring an expert consultant to help you implement the program.

Final Words

Facility budgets are not likely to increase anytime soon, so creative solutions are a must to find room in the budget for commercial painting, construction and maintenance projects.

Builders Cleans – A Lucrative Market For Commercial Cleaners

With office cleaning becoming an increasingly competitive market for contract cleaning companies they must diversify or move into a niche market if they wish to continue to grow. One niche market that is not so competitive is that of ‘builders clean’. The number of companies that offer a good, high quality service to the construction industry is relatively small. So for small to medium sized firms it is well worth considering entering this market.

In order to succeed the company must be prepared to come out of the safe environment of office cleaning which provides a regular and consistent income but at relatively low profit margins and take a leap into the world of uncertainty. You can build up a group of builders that you clean for but the work can still be spasmodic and irregular. You could go for the large house building companies where a project might extend over two years and carry out three or sometimes four cleans on each dwelling. For these you do have to be prepared to reduce your profits for the security of constant work because they actually pay less than other types of construction but still require the same high standard of cleaning.

To gain credibility in the industry you have to be prepared to work with the builder and meet their requirements. Their requirements are under time constraints and the cleaners are generally the last contractors to be brought into a project. Very few projects run smoothly to the planned programme therefore quite often as a cleaning contractor you must be prepared to alter your schedules and react quickly to changes in the plan. Sometimes with only 24 hours notice. This can cause problems in staffing a particular clean. So you and the workforce must be prepared to be very flexible.

It is also not uncommon to turn up on a site to carry out a clean to find a whole variety of sub contractors still at work and nothing ready to clean. Although frustrating it is all part and parcel of getting into the world of builders cleans.

In order to succeed you must firstly maintain a high standard in your cleaning if you wish to be called back to do other cleans by the contracting company and secondly you must be prepared to be incredibly flexible and meet demands that come in at short notice. Once you have proved your worth to a building company they will call you in to complete all their cleans. Each clean is quite profitable so it is well worth the time and trouble put in to developing the right contacts and putting together a good team of cleaners who are prepared to be very flexible in when and where they work. If you do not have a pool of cleaners that you can call on easily and quickly then you will end up finding it difficult to cover builders cleans when they come in thick and fast!

Most commercial development consists of units that are refurbished or newly built and then sub-let to companies. It is this sub-letting that is often the key to obtaining good levels of development finance.

Commercial developments include:

• Office space
• Production areas
• Warehousing
• Leisure facilities
• Retail outlets

Anything that houses a business of any type is categorised as a commercial development, and getting funding for these developments can be difficult. Choosing a specialist finance company can help, but they expect to see detailed plans that show how the development will progress and the type of returns the developer is expecting:

• Use – the finance provider will want to know what uses you are planning for the development as this will have an impact on the chargeable rents.

• Pre-let – it helps if some or all of your development is pre-let as this gives your lender some comfort as to returns and also helps to calculate what those returns will be.

• Sales – if you are planning to sell the whole development to an institutional or long-term investor, you should make this clear to your finance provider. This type of guarantee can encourage providers to lend you a greater percentage of the total cost.

• Project management – finance companies expect commercial developments of any scale to be properly and professionally managed. They will want to see evidence of past successes in this field, or something that suggests that the project team will be able to complete the development on time and on budget.

• Funding levels – the lender will obviously need to know how much money you want to borrow and see evidence of your plan to repay the loan. For this reason it is vital that you have prepared a detailed budget and that you show a forecast return on yours and their investment.

Buying and developing commercial property is not without its hazards, but with the right financial backing, a clear plan and experienced people on the project, a successful commercial development is achievable.
