Property for Foreigners

There are no obstacles for foreigners to get the title for buildings, as well as real rights (right of use, right of construction). Up to now there is only one restriction: it is not allowed by law for foreigners to become owners of the land under the buildings they have bought. They are not allowed to buy agricultural land as well (this is a Constitutional prohibition). This is true for physical persons. All restrictions become irrelevant if foreigners set up or join a company incorporated under the Bulgarian legislation, which can acquire full land ownership rights including ownership rights on agricultural land. Therefore one of the most common methods for foreigners to buy property in Bulgaria (houses with courtyards, land etc) is to set up a company which then owns the land and the buildings.

It is considered that in Bulgaria a real free market for land will be established some time after Bulgaria becomes part of EU. This historical restriction is one of the reasons why property in Bulgaria is so investors in Bulgaria

There are several guarantees competitively priced compared to Western and Central Europe.

Legal treatment of foreign for foreign investment in Bulgaria:

- National treatment

- Most favoured nation status

- Priority of International Treaties

- Legal Guarantees against Adverse Changes in the Law – the provisions of the Law that have been effective at the moment of making the investment, should be applied for any foreign investment executed before the changes of the legislation setting up legal normative restrictions for the foreign investment.

- Protection against Expropriation – real estate property owned by a foreign person can be expropriated only on lawful grounds.

Preferred Types of Business Organizations

The obstacle for foreigners not able to own land in Bulgaria (a law that is liable to change soon) can be overcome by incorporating a company in Bulgaria and owning the land as an asset.

The most common form of organization is a Limited Liability Company. Other types are General Partnership, Limited Partnership, Joint Stock Company, Sole Proprietorship, Joint Venture, Holding, Cooperatives, Branches and Representative Office.

Consider Early Retirement Carefully

Most people, even if they love their jobs, perk up at the thought of early retirement. They can quickly come up with a list of many reasons why they would be crazy not to take an early retirement if it was offered to them. There are many great things about taking an early retirement, that is for sure, but there are some things you should consider carefully before you decide to end your working career.

The benefits of early retirement seem obvious. Not having to work full-time means having more time to do things you enjoy more than work. The thought of spending everyday doing things you love sounds too good to be true, right? Who would not love hour after hour to garden, read, get in touch with friends or join clubs in your community? Taking an early retirement means having more time to travel and spend with family and close friends.

You must take time to consider with caution all of the ways your life will change because of taking early retirement. Think beyond all of the pleasures and freedoms you will enjoy and consider your financial situation for a moment. Do you have funds in place that will be able to support you if you take early retirement? How will you pay for your home, cars, insurances, and desires to travel? It is much easier to dream about the kind of life early retirement would allow than it is to pay for that kind of life. If you have a family, you must also consider the responsibilities you have to provide for and support them. Are all of your children through college? Are there significant events like weddings that are yet to be paid for? All of these questions must be answered honestly before you decide that early retirement is right for you.

Another thing to carefully question before you decide on early retirement is how your life will really look without a full-time job in the picture. Sure, having no job sounds great now, but are you really prepared to break away from all that your job has required of you? Many people that have chosen an early retirement end up regretting the decision when they start to actually miss work and interaction with co-workers. Chances are strong that your job has played a bigger role in your life and happiness than you realize, so be careful to weigh carefully the pros and cons of leaving your job for an early retirement.

The main thing in deciding about early retirement is not to rush the decision. Take your time, consider all of your options and know yourself well before making a huge life change. If it is right for you, early retirement can be full of joy and blessing. If, however, you jump into early retirement prematurely, you may be sorry for the rest of your
life.

If you are looking to start a home business chances are that you have done a lot of research into this venture. Starting a home business can be very profitable in more ways than one. A lot of people believe that they have thought about everything that goes into a home business, only to find out that they have forgotten some very important aspects. Below are a few things that you may have forgotten that you will definitely need to address before you get started.

1. Working at home is completely different than working in an office. Many people forget that there are a lot of distractions that go along with working from home. When you are running a home business you will have to contend with distractions such as the television and radio. You will also have to be able to deal with any other family members that are going to be home with you. Your kids may not be able to tell the difference between work time and play time. This presents a lot of problems to people that run a home business.

2. If you run a home business you are going to need to have a lot of self discipline. You are going to be your only boss, which means that there will be nobody looking over your shoulder telling you what to do. Without this sort of supervision many people end up slacking off. If you want to run a successful home business you need to be able to stay on track day in and day out.

3. When you run a home business you are responsible for all of your supplies. Many people forget to budget for this. Remember, if your computer crashes it is your responsibility to get it fixed. You know longer have an IT team that you can call to help out. You will also be responsible for buying your own supplies when you need them.

4. As a home business owner you are in charge of every facet of your business. This means that you will not only have to make sales and take care of marketing, but you will also be in charge of accounts payable and accounts receivable.

5. Home business owners are in charge of their own taxes. When you run a home business there are no taxes being deducted from your paycheck every month. This means that if don’t want to go to jail you are going to have to pay your own taxes throughout the year. This is usually too much for a home business owner to handle alone, so you will have to hire a professional to assist you. A home business can be very profitable, but make sure that you know exactly what you are getting into before you start.

Consider Bartending

If you're looking for a new profession or even just for a summer job, then there are many things to be considered. Take bartending for example. If you're looking for a new profession or even just for a summer job, then there are many things to be considered. Take bartending for example. Bartending sounds and seems like it would be one of the easiest and least stressful jobs there is. What could really be that difficult about memorizing a few drinks and then making them for customers?

Bartending, like any other profession, is much more than it might first seem. No job is as easy as it seems from the outside. It takes really doing a job to understand the depth of the job's complexity and challenges. One of the biggest things that people bartending do not realize is how much social interaction is involved.

Picture the bar at any restaurant you enjoy spending time in. What does it look like? What kinds of people sit at the bar? Getting this picture in your head should help to give you a more clear picture of bartending. Imagine being surrounded by people, usually there alone, that want to talk with you as you are trying to work. Many times people at bars try to tell their life story to the person bartending. They want attention and conversation that the person bartending often cannot give. So do not think that bartending will be a job that will not require you to talk with and listen to people.

I'm using bartending only as an example. My point is to get you to realize that any profession carries a weight and a responsibility beneath what is expected. Most professions require a level of communication and relationship with people. You shouldn't sign up for any job, including bartending, without having an accurate picture of what the job will actually require of you. Consider carefully the level of interaction you want to have with people and then choose a job accordingly. If people tend to stress you out or frustrate you than it may not be a good idea to get a job that requires a lot of interaction.

Even bartending, which seems like it could be easy and stress free, is actually filled with interactions with people of all kinds. It requires a bartender who is able to work fast and under stress while maintaining kindness to customers. Things are not always as they seem. Know that about any profession as you jump in. And then proceed to bartending or any other job with caution and with confidence.

Factors To Consider When Choosing A Nursing School

Nearly every major city – and a lot of not so major ones – has at least one accredited nursing school. The school that you choose to attend could be a major factor in more than just the education you receive. Graduating from a well-known nursing school can put the finishing touches on your resume and guarantee you a higher starting salary, for instance. Choosing a nursing school associated with the right hospitals for your practice work can also boost your credentials – or even help you choose a specialty that you’d never have considered. If you’ve decided on your career, but not your education, here are some basic considerations to help you make the decision of where to go to nursing school.

Location
The most basic location consideration is how far away from home you want to be, but that’s just the tip of the iceberg. A nursing school located in a busy metropolitan area, for example, can offer unexpected benefits in outside training, mentoring and hospitals/venues in which to complete your practicum. On the reverse side, a smaller, local school can offer a far more personalized approach. Take stock of what’s important to you to help you zero in on schools in your desired area.

Area of Study
Speaking of areas, that’s another consideration. Do you have a yen to practice pediatric oncology? Are you interested in learning the basics of patient care in a research facility? Is general nursing exactly what you want to do? Check course listings and certifications offered by the schools that you’re considering in order to determine which teach the beyond-basics things you want to learn.

Accreditation
It is important that the school you choose be accredited by one of two national organizations for general nursing (The National League of Nursing Accrediting Commission or The Commission on Collegiate Nursing Education). If you are applying to a specialized program, there are separate accrediting organizations such as the Nurse Anesthetist and Nurse Midwife, The Council on Accreditation of Nurse Anesthesia Educational Programs, and The American College of Nurse-Midwives Division of Accreditation.

Most schools are approved by a state board, but that’s not the same as accreditation. While it will enable you to sit for your NCLEX examination, it may prevent you from using the credits and going forward for continuing education, such as a BSN or master’s degree. While it is possible to get a good education from a non-accredited school, you should thoroughly investigate it to be certain that their standards meet your needs.

Hands-On Experience
You want as much experience as you can get during your training time, and that’s why it’s important to check out the school’s clinical rotation program. This is where some schools that are affiliated with major teaching hospitals may have a major advantage, particularly if they specialize in one of your particular interests. When you’re evaluating nursing schools, ask how much time you’ll spend in clinical rotation, and what disciplines and specialties you may have a chance to observe and participate in.

Examination Success
Perhaps one of the most important factors in considering a nursing school is the rate at which their students pass the NCLEX exam. Obviously, a high pass rate indicates that the school’s students have been well prepared, but a low pass rate should be a huge red flag. Don’t be shy about asking the school to provide you with their record of examination rates for the past few years.

Tuition
Finally, the amount of money that it will cost you to attend the school will have to come into play. And because tuitions in nursing schools can vary so much, your goal should be to get the absolute best education for the least amount of money. Unfortunately, the only way you’ll be able to determine this is by doing some good research into your potential schools.

Don’t let money stop you from attending the school of your choice, though. Besides traditional routes of student aid, the nursing shortage over the past two decades has opened many opportunities for education funding. Ask about financial aid and work study programs, and be sure to check with local hospitals and organizations to find out if any offer scholarships for which you can apply.

Consider Rubber Decking – The Possibilities Are Endless

There’s a lot of advantages to rubber decking

Keywords:

rubber decking, maintenance free decking, wood deck sealers

Article Body:

Rubber decking is the ultimate material to consider when you need to install decking in commercial areas. Wherever you have a lot of people walking or working, rubber decking provides the best safety net because of its non-slip features. Rubber decking is made from the same material as the tires on your vehicle, so you know that it is well worth the extra money you have to pay for it. It is maintenance free and you won’t need to use any type of deck sealer to keep it waterproof as you would with wood decking.

Rubber decking is not made using bonding agents and therefore does not have any air gaps. Neither is it susceptible to contraction or expansion and for this reason, if you choose this type of maintenance free decking, you can expect to see less than ½ inch of movement in a 20 foot length of decking. There is no need for painting, staining or the use of wood deck sealers. The surface of the rubber can be buffed so that you have the ultimate non-slip surface. However, since this decking material is so watertight, you will probably have to clear the water off of it after it rains, if you have the decking exposed.

When you install rubber decking, you have decking material that is well able to withstand various temperatures. It is suitable for a temperature of zero to those that exceed 100°. However, for colder climates where the winter temperature dips below zero, this maintenance free decking may not be suitable to use for outdoors. Although the use of rubber will increase the life of your deck by about 5 years, you do have to take the climate into consideration before you buy this material.

The price of rubber decking is not cheap. One board measuring 1 inch thick and 8 inches wide in black costs about $2 per foot, whereas the same size board in grey or terra cotta costs over $3 per foot. This maintenance free decking comes with a 25 – year warranty, but there are conditions attached. Even though you want decking that will not require maintenance or the use of wood deck sealers, you do need to make sure that the decking is properly installed. The support system should have centers no more than 18 inches apart and each rubber board has to be fastened to each center. If you use equipment heavier than 1000 pounds on the decking, this will also void the warranty.

Rubber decking is also called Rumber. You can cut it with a saw when you are installing the decking material. However, you must use a carbide tip blade with large teeth. In addition to buying rubber boards for installing maintenance free decking, you can also buy rubber decking material in sheets. You do still have to fasten the rubber to the center supports so that the middle of the deck is not loose.

Discover What Prospects Consider Most Important In Deciding On A Company

Who gave the presentation? Is that a surprise? It’s about YOU. People join people, they don’t join companies. So the most important item to prospects by a landslide is "who gave the presentation?" Again, that's from a prospect standpoint. Maybe to us it’s more important to know the company name, how long it’s been in business, who’s the founder, and so forth. The prospect wants to know exactly who gave the presentation. This is a people business, when you care about people, they relate to that.

Up-line support: Back to YOU again, the 2nd most important factor, again won by a landslide. Prospects need to know if YOU will be of any help to them, and will the up-line be any help? So number one is, people join people ... but #2 is pretty much the same. They want to know if they can do it, and their definitely not going to join somebody they don’t like, because then they have to work with them.

Training Provided. Look at this! They aren't even wondering about money yet, we haven’t talked about a company, were still talking about YOU. #3 is about you again. Do you have a conference call we can plug into? Do you have some systems in place to help us be successful? Do you have training? Does the company do training? Are you a good sponsor? Will you help me? A LOT of people aren't sure they can do this. Maybe it's their first exposure to network marketing. But if they know they'll be trained by someone who's good, it raises their belief level. One thing I do with my people, when I work with someone or when I sponsor someone I tell them please, please, listen to this specific tape. Or read this book. And I tell them please do not talk to anybody. I don’t want you to go try to sell your friends & family. Let me work with you, help you get educated on this business. We'll work together to get you successful. So it’s critical that you help that person and give them the training they need. I know some new people get just the opposite. You join and the first thing you hear is, "OK. Let’s go hammer the phones. Make your list today. We'll start calling tomorrow at 5:00PM when you get off work.” I’m saying, "Back up! Don't burn that bridge." If I just joined your business and had no idea what I was talking about, I'd probably say the wrong thing. I'd be excited and leave things out. You’re excited that you joined, but let’s say the right thing, not burn that warm market.

Marketing Plan and Potential Earnings: So were almost halfway through the list. And NOW the prospect is finally wondering, "Can I make some money?" Its not really about can they make some money. Its more, can YOU train me? Can YOU help me make money? And how much money isn't the issue. It’s just, "Can I do this and make some money?" So 1, 2, & 3 were about you. Then we finally get to money. They want to know a little about the compensation plan. Don’t go into great detail, because they probably won't understand much of it, anyway.

Product Line: We finally get to products. Are you paying close attention? Because if you've got a prospect, and you try to tell them the secret ingredients, how the product works or how your long distance service switches work, how deep the cables are buried or whatever your product or service is ...... then you're going at this bass ackwards! People don't care about that stuff. They just want to know, what’s the product? Can I use it? Don't waste time teaching them how many grams of sodium it has. Keep it simple. Let’s recap; first, they need to like the person who did the presentation. So you need to learn a bit about them and identify with them. Next, they want to make sure they can do it. They want to believe. Third, they want to make sure you and the people you work with can train them. Then comes money. Then comes product line. Is that how you had the first 5 on YOUR list? Do you follow this order of importance when you talk to people? What should you remember: People join people, they don't join companies.

Being first in the area: Have you noticed we haven’t even talked about the company yet, but were being first in the area? People don't want to blaze a trail, but the they do want to see there's a large potential to have some growth there.

Company Literature shown. There are a LOT of net workers who focus on the literature. But this isn't a reading business. It's a relationship business. If you don't believe that, take a look at the top 3 on this list again. If you're relying on a sales brochure to sell someone or an audiotape or a videotape, you'd better think again. It’s back to you. If I have a real nice 3D presentation, holograms, smoke and lights, that's great. But if I don't connect with people on a personal level, nothing else matters.

Company Image: Maybe you show a video featuring a 20,000 square foot office & warehouse, on three acres in an exclusive suburb, all the bells & whistles. Big whoop, that’s #8 on their list, barely on the radar. Why bother? They just need to know the company is there, it’s legitimate, not hiding behind some post office box or working out of a storage unit, and will send them a check. That’s basically all they care about at this point. So were almost to the end of what's important to prospects. But I’ve been to a lot of presentations, and "Company Image" tends to be the FIRST thing shown & mentioned. "Hi. My company name is Blah-Blah. They're great. I'm now going to waste 20 minutes of your valuable time & tell you all about them. "A lot of presentations that are done bass-ackwards, from a prospects angle ... which is the ONLY angle that matters.

Is The Sales Kit provided? Now the prospect wants to know that you do have a good video, you do have good literature, and you’ve got tools and services they can use to build their business. So YOU are still the most important thing and the sales kit is almost the least important thing! But how many presentations have you seen where first they talk about the company, and then they show the sales kit? Prospects don’t care. They need to know if you can help them, if the up line can help them. Can they make some money? Can you help them be successful? Which brings us to our final item ...

Company Management experience: LEAST important to the prospect is that the president is a family man, and he's got four or five families to prove it. It does not matter to the prospect. So this whole process is way simpler than most people think: 1. Make sure they like you. 2. Make sure they believe they can do it. If you don't do those two, nothing else matter's, Think about all this for a second, you’re talking to a prospect. You start off with the company management experience, which is the least important thing to them. Now your prospect is leaning back, eyes are glazed over; zoned-out, nodding off. They've heard it all before, and they just don't care. But what if you start with the most important thing first- YOU! Tell them a story about your experience in the business (or your up line’s experience, if you're new). Tell them how you work with people, and exactly what you'll do to help them be successful. THAT is what prospects want.

If you prefer to start a home business working as a representative for an existing company, there are plenty out there to choose from. There are things you should think about beforehand, however. Too many people make the mistake of jumping into the first opportunity they see. Do your homework before signing on the dotted line! Here are some things to consider about your prospective opportunity:

Are you passionate about the products/services? - Be honest with yourself on this, it's the most important question. Don't sign up with a company because others are doing well with them, or because your neighbor says it's the wave of the future. Can you really get excited about what you're selling? If yes, you will have a much better shot at success.

Is the company legitimate? - How long have they been in business? Are they a member of the Better Business Bureau or the Direct Selling Association? This doesn't necessarily guarantee the company is "good", but it's a good starting place. Also do a search for the company name along with the word "scam." Do a lot of complaints come up? Most companies will probably have a few, but if there are many, you might want to think twice.

Start-up Cost - How much does it cost to become a representative, and what is included in your start-up kit? Most business opportunities have a start-up cost that can range from a few dollars up to hundreds of dollars. However, you should actually receive something for this money being spent.

Product or Service - Is there an actual product or service being sold to customers? If there is no product or service, run far, far away! That is called a pyramid scheme, and it is illegal.

Training - Do you receive any training and support from the company? Ask how this training is presented. Is it online training? Telephone conference calls? One on one mentoring? Audio files? Printed booklets? Make sure you clearly understand what support and training materials will be provided for you.

Ongoing Costs - Are there any ongoing costs to running your business with this company? Some companies require that you purchase a certain amount of products each month, or they charge monthly webhosting fees or administrative fees.

Marketing Materials - Will you need to purchase your own marketing materials like brochures, catalogs, order forms, business cards, advertising or prospecting leads? Find out if the company offers any of these to you for free, or if they have low cost alternatives.

Quotas - Will you have any sales quotas you need to meet each month or year? Any other requirements you must meet to keep your business active?

Online or Off - Would you prefer to run your business mostly online, or off? Would you enjoy doing home parties? Some companies offer the option of both, and some do not. Find out exactly how you will need to run your business and make sure it's something you won't mind doing.

Website - Does the company give you a free website, or one that you pay for? Can you sign up customers and representatives at the website, or do you have to do it manually by phone or fax? Some websites are given for marketing and lead generation purposes, but you still have to sign up the prospects yourself. Others have more automated systems set up.

Product Delivery - Who delivers the products your customers order? Does the company ship them out for you, or will you have to do that?

Realistic income - What can you expect to earn, and how is the bulk of your income earned? Do you need to recruit other representatives in order to earn? Or can you sell product to earn a commission. Some companies offer both options. Don't fall for the hyped-up ads that claim you can earn $20,000 in a month. It may be possible, but be clear on exactly what would be required of you to earn that much money. Will you need to recruit a certain number of representatives per month, or sell a certain amount of products per month? Are you willing to do that?

When you finally choose a company to partner with, be prepared to work hard and be committed. So many ads out there make it sound so easy -- you just sign up and the money starts rolling in. Nothing could be further from the truth. You will need to show up each day and do the work, just like a job. You will need to stretch yourself outside your comfort zones and work on improving yourself, personally and professionally.

The good news is that YOU are responsible for your own success. There are no limits if you truly believe in yourself and the company you represent.

It's not so much the kind of obedience training you do with your dog, but actually doing any training. Most of the dogs in your neighborhood or the dogs owned by your family and friends are probably not trained well, if at all. Isn't that alone a reason to train your dog better?

There are four basic options for training your dog: enrolling in a class, sending the dog away to be trained, training on your own or working individually with a trainer.

The first option is to take a class with your dog. A vet might recommend a professional trainer near you. I take my mutt to an obedience class with about ten other people and dogs. I think it is a lot of fun and so does he. These classes run many times a year and last for about seven weeks. In this setting, a trainer works with the group on things like sit, stay and walking on a lose leash. The setting is a good way for dogs to get used to listening to their humans when there are a lot of distractions. Most instructors offer four or five levels of obedience, starting with puppy preschool through preparation for the show ring.

For a second option, you can take your dog to a training facility either during the day (like day camp) or for a few weeks or months at a time. Someone else will then begin training your dog. I never recommend this option but someone who is often traveling or too busy or simply unwilling to learn to train a dog might see no other away. The reasons I think this is a terrible idea is because a dog learns to respect and respond to whoever trains them because the dog will accept that person as a leader. For this reason, I will always train my own dogs. Some people expect their dogs to come back from places like these totally trained, and that just isn't possible. Training a dog takes years of commitment and never ends.

A third choice is training your dog on your own. The most difficult part of this is remaining focused enough to practice each day. If you have trained a dog in the past and have the experience, then doing the training yourself might be best. You will be able to work on training when you decide and use your own techniques. You won't have to pay a trainer, either. With all the books out there on training dogs, you can find new ideas if you have problems.

The fourth option is to work individually with a dog trainer. This is good if you need work on certain issues or if you have never trained or owned a dog before. Most likely this will cost more, but it is worthwhile. If there is a group, a trainer will be speaking in more general terms and will not be able to focus specifically on you and your dog. If you meet individually with a trainer, you can ask all the questions you want and he or she can get to know your dog and make better suggestions.

Each person and dog is different, so you should use the best method for whatever dog you own. Each trainer will have different ideas. Some will not allow training collars, like choke or prong collars, while others require them. I am hesitant of a trainer who believes every dog should wear the same kind of collar. A powerful Doberman that is aggressive to other animals will not get by with the same collar as a miniature poodle wearing a nylon cat collar. The owner and trainer should use good judgment to decide what tools are best for each dog and to use those tools properly. Many trainers are now using clickers and positive reinforcement only. With a clicker, a dog hears a click the instant she does something right, eventually associating the click with the correct behavior. Other trainers simply use lots of treats and verbal praise and are just as successful.

Above all, you should pick the suitable training methods for your lifestyle and your dog while being open to new ideas.

Creating and mailing business post cards is a logical choice when your small business has a small advertising budget.

Here are five factors to consider:

1. Your data base list of customers might well be under 500 names.

• You can manage this list yourself on your computer and print out mailing labels. And since there are so few names, you won't have to hire a mailing company to affix the labels, sort by zip code and take it to the post office for you.

2. Our advantage as small businesses is in cultivating a personal relationship with our customers. This holds true whether your business is entirely local or operates in a special business niche market on the national or international level.

• A post card is intimate. Emotionally, who can resist reading a colorful post card? Especially those with a nice glossy front side with a compelling message. It's like a personal message from someone you know.

3. Postcards are a private communication between you and your client so your competition has no idea of what you are doing.

• There is no "waste" circulation since only those on your mailing list are included. This will produce better results for the post card, especially when compared to those you get from the "mass media" of newspapers, magazines, etc.

4. We are all receive flyers, circulars and advertising mail whose print runs are measured in the millions. By default, they set creative standards that we feel we should equal or exceed in our own efforts.

• Since you have so few names to spread across paying for high-level creative services and long-run printing, these services become prohibitive on a cost per address basis. But thanks to digital technology, the creative, printing and mailing costs have been reduced to where they are well within reach of almost anyone.

5. Postcards are a wonderfully fast and efficient way of getting specific messages delivered in a permanent format to your own mailing list and other specific mailing lists you have purchased.

• Your postcard can generate immediate response or can be easily set side as a reminder for future action.

These are just five of many factors you will want to consider as part of placing business post card mailings on your list of advertising tactics for your small business.
